What Filigree's 2026 Milestones Mean for Buyers

March 8, 2026

Botanika T2 topped off, 1001 Parkway is rising, Golf Ridge marks Filigree's first expansion into Central Luzon. These aren't coincidences, they're a pattern from a developer that doesn't slow down.

In the first quarter of 2026, Filigree by Filinvest crossed three significant construction milestones in quick succession. Two Botanika Nature Residences reached topping-off. 1001 Parkway Residences & Offices broke ground and rose its first few floors. And Golf Ridge Private Estate, the developer's first venture into Central Luzon, officially opened its gates for site visits.

Individually, each milestone is noteworthy. Together, they tell a story about a developer executing with confidence even as the broader market remains cautious.

What topping off actually means

When a building tops off, it means the structural frame is complete. Everything from that point, façade, interiors, MEP systems, finishing, is predictable in both timeline and cost. For a buyer, topping off is the moment default risk drops substantially. The most capital-intensive phase is done.

Two Botanika topping off in Q1 2026 puts it on track for turnover by late 2026 to early 2027, well within the projected schedule communicated at launch. For buyers who purchased pre-selling, this is the milestone that validates the decision.

1001 Parkway: mixed-use at the Alabang transit node

1001 Parkway Residences & Offices sits at the intersection of Filinvest City and the proposed BRT corridor along Alabang–Zapote Road. It is one of the few developments in South Luzon designed for both residential and office occupancy, which creates a built-in demand base from the same ecosystem: people who work in Filinvest City and want to live minutes away.

The project rising now is the signal buyers were waiting for. Pre-selling at an active construction site is a different conversation than pre-selling on paper.

Golf Ridge and the Clark expansion

Golf Ridge Private Estate in Mimosa, Clark represents Filigree's deliberate move north. Pampanga is not a backup market, it is an emerging one with international airport access, an established PEZA economic zone, and a hospitality pipeline that includes the incoming Crimson Golf Resort on the same grounds.

A developer expanding into a new geography during a relatively cautious market cycle is either overconfident or very well-positioned. Filinvest's balance sheet, most recently demonstrated by the PHP 11.57 billion bond offering, suggests the latter.

The pattern

Delivery consistency is the metric most buyers overlook at the pre-selling stage. When a developer consistently tops off on schedule across multiple simultaneous projects, it builds a track record that is worth more than any sales presentation. Filigree's 2026 milestones add to that record.

For buyers still deciding, that track record is the answer to the question: how do I know they'll actually deliver?
